Call 361-633-1422Mold inspection and testing in Corpus Christi is the step that tells you whether there is actually a problem and how far it goes. Because Gulf humidity keeps every building in the Coastal Bend damp enough to support growth, a musty smell or a suspicious stain is worth checking before you pay for any remediation work. In Texas, mold assessment and mold remediation are separate licenses, and the same company generally cannot perform both on the same project. BM Moisture Control is licensed for remediation, so we coordinate mold assessment with an independent licensed Mold Assessment Consultant and then carry out any licensed remediation work the protocol calls for. Call 361-633-1422 to start.
What We Do
We coordinate a licensed mold assessment of your property and translate the findings into a clear, honest plan. The assessor handles the evaluation and any sampling; we handle the licensed remediation when it is required.
- Coordination with a licensed Mold Assessment Consultant
- Visual evaluation and moisture mapping of the property
- Air and surface sampling where the assessor finds it warranted
- A written assessment report and remediation protocol
- Clear scope of whether the 25 sq ft exemption or licensed work applies
- Clearance planning for after any remediation is complete
Our Process
1. Intake and scheduling
You call us. We gather the basics about your property and the concern, and schedule a licensed assessor to visit the site.
2. On-site assessment
The licensed Mold Assessment Consultant performs a visual evaluation, moisture mapping, and any air or surface sampling the situation calls for.
3. Protocol and report
You receive a written assessment report with the findings and, where required, a remediation protocol specifying the scope of licensed work.
4. Remediation handoff
If the protocol calls for licensed remediation, we perform it under our TDLR license. If it falls under the 25 sq ft exemption, we handle it as part of water mitigation.
5. Clearance
After remediation, the independent assessor returns to verify conditions are back to a normal baseline before the project closes.
Why Mold Behaves the Way It Does Here
Assessment matters on the Gulf Coast because the climate here does much of the work for mold. Humidity runs high through most of the year, salt air degrades flashing and vent seals, and hurricane and tropical storm season can drive rain into gaps that never leaked before. Older housing stock in Flour Bluff and on Padre Island often sits on slab-on-grade foundations with poor under-floor airflow, and low-lying flood-prone areas can hold moisture in wall cavities long after the visible water is gone. That means a competent assessment has to look past the visible stain and find the hidden moisture that is actually feeding the growth.
Cost and Insurance
Assessment cost depends on the size of the property, the number of samples taken, and whether the concern is tied to an active water loss. When mold assessment is connected to a covered sudden water loss — a burst pipe, appliance leak, or storm damage — it may be covered under your policy, subject to your deductible and limits. Stand-alone assessments for suspected humidity-driven growth are usually the owner's responsibility. We give you the cost of assessment up front and help you understand what your policy will and will not cover before any remediation is scheduled.
